The former Peshore Cottage Hospital lies in a predominately residential area, a short distance to the south of Pershore Town Centre. It fronts the B4536 Defford Road which links to the A4104.The existing buildings were built in the late 1800s and are of traditional brick and tile construction. The site was an operational hospital but is now vacant. The total site extends to approx 0.64 acres (0.26 hectacres). However, a small section of site, towards the southern boundary (adjacent to Abbotswood Medical Centre), does not form part of the site to be sold (see Agents note). The site to be sold is outlined in red on the enclosed plan and extends to approx 0.5 acres. The site is located within a Conservation Area, but the buildings are not designated as Listed, although are identified as a Heritage Asset. However, recent discussions with Wychavon District Council Planning Department indicate that the Council does not envisage any reason to retain the existing buildings, subject to the provision of an acceptable scheme for redevelopment. There is no objection to residential use (C3) on the site and care/nursing (C2) will be encouraged. A Detailed Planning Brief is available to interested parties upon request.Offers in excess of £550,000 are invited. Offers are invited on either a conditional or unconditional basis. In the even of an unconditional sale, the Vendor reserves the right to retain a share of any future uplift in value, resulting from an enhanced planning consent, via an Overage Provision within the sale contract. Please contact Wychavon Distric Council on 01386 565000.
